New QLD smoke alarm legislation for 2022: Why it’s urgent to upgrade now

27 March 2020
Queensland smoke alarm upgrades
New smoke alarm legislation effective in QLD from 1 January 2022 will mean that most rental properties require upgrades to be compliant with the new regulations. Services are already booking up ahead of the deadline in 2022! Let Detector Inspector take this off your to-do list—we’ll make sure you don’t miss out on securing compliance for your properties.

If you’re a property manager or a landlord in Queensland, it’s time to get on top of the smoke alarm legislation changes that effect you and your properties. The task of getting all residential properties compliant before the deadline is a huge one that could exceed the capacity of Queensland’s qualified electricians and technicians. Some properties will miss out or will pay large premiums as the date looms closer. Don’t let that happen to you!

What’s changing?

From 1 January 2022 for dwellings being leased, re-leased or sold in QLD (and from 1 January 2027 for all other dwellings):

  • All residences must have hardwired 240-volt photoelectric or 10-year lithium battery powered smoke alarms.
  • Alarms must be installed in every bedroom, in hallways or areas which connect bedrooms to the rest of the dwelling, and at least one on each storey in the most likely path of exit.
  • All smoke alarms must be interconnected with each other.

If you’re still trying to get your head around the new legislation, we’ve summarised all the changes for you here.

What does it mean for landlords and property managers?

The deadline for installing and interconnecting new smoke alarms in accordance with new QLD legislation is 1 January 2022. After that date, non-compliant properties will not be able to be rented.

You might think there’s plenty of time to get it sorted, but there are still a large number of rental homes yet to be upgraded in Queensland. Simple maths says that there are not enough days left to get all properties compliant before the deadline.

If compliance isn’t met by the deadline of 1 January 2022, landlords and agents will be legally exposed if there’s an incident at a rental property.

Prices WILL go up as time pressure builds! Smart property managers and landlords are thinking ahead and acting now.

Why Upgrade with Detector Inspector?
  • Our smoke alarm upgrade offer is almost too good to be true, low fixed price (based on number of bedrooms) including installation and a low deposit.
  • Detector Inspector’s buying power means high quality alarms at a super low cost with 3-year product warranty and 10-year service warranty.
  • The upgrade fee is based on number of bedrooms in a property so landlords only pay for what they need.
  • After the initial upgrade, there is no subscription invoice for 12 months from upgrade completion (see Queensland Terms of Service for details)

Detector Inspector has been installing, servicing and maintaining smoke alarms in Australia for over 15 years. We’ve completed well in excess of 1 million services and we currently look after the smoke alarm safety for more than 250,000 Australian homes. We’re committed to partnering with property managers to make homes safer for tenants while making compliance simpler for landlords.

It’s increasingly evident that there will be a shortage of labour to perform all the upgrades and new installations before the deadline. Increased demand will drive up the prices for getting the necessary upgrades as the deadline draws near. In other words, the later you leave it to organise the upgrades, the more it will cost. If you act now, Detector Inspector can help you get the best possible price and meet the new requirements in time.

Remember: services are already starting to book up ahead of the deadline on 1 January 2022!

Let Detector Inspector take smoke alarm upgrades off your to-do list. Get in touch today to get the best possible price and upgrade in time for the deadline.
