If you’re a property manager or a landlord in Queensland, it’s time to get on top of the smoke alarm legislation changes that effect you and your properties. The task of getting all residential properties compliant before the deadline is a huge one that could exceed the capacity of Queensland’s qualified electricians and technicians. What’s changing?
From 1 January 2022 for dwellings being leased, re-leased or sold in QLD (and from 1 January 2027 for all other dwellings):
- All residences must have hardwired 240-volt photoelectric or 10-year lithium battery powered smoke alarms.
- Alarms must be installed in every bedroom, in hallways or areas which connect bedrooms to the rest of the dwelling, and at least one on each storey in the most likely path of exit.
- All smoke alarms must be interconnected with each other.

What does it mean for landlords and property managers?
The deadline for installing and interconnecting new smoke alarms in accordance with new QLD legislation is 1 January 2022. After that date, non-compliant properties will not be able to be rented.
You might think there’s plenty of time to get it sorted, but there are still a large number of rental homes yet to be upgraded in Queensland. Simple maths says that there are not enough days left to get all properties compliant before the deadline.
If compliance isn’t met by the deadline of 1 January 2022, landlords and agents will be legally exposed if there’s an incident at a rental property.
