What the 2027 deadline means for your home
From 1 January 2027, every owner-occupied home in Queensland must have photoelectric, interconnected smoke alarms complying with AS 3786:2014 — installed in every bedroom, in hallways connecting bedrooms to the rest of the home, and on every storey. Rental properties and homes being sold have had to meet this standard since 1 January 2022.
Because the rules are driven by bedrooms and storeys rather than floor area, the number of alarms your home needs — and so the cost — depends on its layout. A single-storey three-bedroom home needs five alarms; the same home over two storeys needs six.

Who does the 1 January 2027 deadline apply to?
Owner-occupied homes — the home you own and live in. If you rent your property out, or you are selling it, compliant alarms have already been required since 1 January 2022.
How many smoke alarms will my home need?
One in every bedroom, one in each hallway connecting bedrooms to the rest of the home, and at least one on every storey. As a guide: a one-bedroom single-storey home needs two alarms, a three-bedroom single-storey home needs five, and a five-bedroom double-storey home needs eight.
What makes an alarm compliant?
It must be photoelectric, carry the AS 3786:2014 marking, be interconnected with every other alarm in the home, be less than 10 years old from its printed manufacture date, and be powered either by mains electricity with a battery backup or by a non-removable 10-year lithium battery.
Do my alarms need to be hardwired?
Only if the alarms you are replacing are already hardwired — in that case the replacements must be hardwired too, and the work must be done by a licensed electrician. If your current alarms are battery-powered, 10-year lithium battery alarms are acceptable. Interconnection can be wireless either way, so no cabling is needed between alarms.
What does the estimate include, and what could change it?
The estimate covers supply and installation of the minimum number of alarms your home size requires, incl. GST, with a compliance certificate. The final cost may change if our technician identifies that more alarms are needed to meet compliance requirements. How long does the upgrade take?
Most homes are completed in a single visit.
My alarms are already photoelectric and interconnected — do I still need to do anything?
Only if they are approaching 10 years old from their manufacture date, or if they do not carry the AS 3786:2014 marking. Check the date printed on the alarm itself.
I am selling before 2027 — can you install quickly?
Yes. Compliant alarms must be in place before settlement, which often becomes urgent late in a sale. We offer accelerated installation for sellers at $129 incl. GST per alarm, with a 50% deposit required upfront.
What happens if I do not upgrade in time?
Your home will not meet Queensland law. Beyond the legal position, interconnection exists so an alarm triggered at one end of the house wakes people at the other — it is the part of the standard that most changes the outcome of a house fire.
