Detector Inspector's electrical safety service provides peace of mind that all electrical appliances, installations and fittings at a property are safe and compliant.

What are the risks of unsafe electrical services in the home?

Electrical incidents injure or kill more than 800 Victorians every year, with ~75 involving children at home. Electrical faults can lead to electric shock and fires.

Our data reveals that at least 1 in every 10 rental properties has a critical safety issue with its electrical service that represents a significant health risk to renters.

Get the protection you need with our electrical safety service

Safety checks of electrical appliances, fixtures and installations at least every 2 years keep renters safe from the danger associated with electrical faults and ensure owners and property managers are fulfilling their obligations. As of March 2021, changes to the Residential Tenancies Act in Victoria have made these checks mandatory.

Servicing is carried out by one of our licensed electricians, supported by our advanced workflow technology that ensures the service is completed in accordance with all applicable standards, codes and legislation.

Legislation

Electrical safety & compliance obligations have significantly increased for Victorian owners and their property managers as the changes to the Residential Tenancy Act 1997 (Vic) have become law on 29 March 2021.

As an owner, you have a duty of care to your renters that, under the changes to the Residential Tenancies Act 1997 (Vic), shall include completing regular safety checks of various services including gas and electrical services at your property by a properly qualified professional.

An electrical safety check is more than just a switchboard test and is not just an appliance service. An electrical safety check includes a comprehensive service and testing of all electrical installations and fittings within the property.

Under the new regulations, effective 29 March 2021:
  • The owner must ensure an electrical safety check of all electrical appliances, installations and fittings is conducted every 2 years by a licensed or registered electrician;
  • The owner must provide the renter with the date of the most recent safety check upon request; and
  • If an electrical safety check has not been conducted within the last 2 years the owner must arrange one as soon as practicable upon a renter occupying the premises.
A record of an electrical safety check must include the following information:
  • The name of the licensed or registered electrician who conducted the check;
  • The licence or registration number of the licensed or registered electrician who conducted the check;
  • The date the check was conducted; and
  • The results of the check, including any repairs that were required and actions taken to address the repair.
  • For more information see the Residential Tenancies Regulations 2021
