Every fire safety measure in the building must be regularly checked and tested, and its compliance certified in accordance with the Building Code, Building Regulations and the applicable Australian Standards. The building’s Annual Essential Safety Measures Report, or “AESMR” must be documented each year by or on behalf of the owner to show that all required servicing and checks have been completed.

Upgraded lighting service

Biannual emergency lighting service includes a 90-minute discharge test. For properties built or substantially renovated after 1994, an upgrade to a quarterly egress inspection is required. Detector Inspector will provide a quotation for all buildings greater than 500m2.
What are Essential Safety Measures?
Essential safety measures are the fire and safety items within a building that ensure a level of health and safety to its occupants. Essential safety measures include all the fire and safety items in a building: fire extinguishers, sprinkler systems, fire hoses and hydrants, blankets, exit signs, exit doors, fire detection systems and much more.
The Building Code of Australia defines which essential safety measures are required within a building. The Australian Standards then determines the level of maintenance that is required to service the essential safety measures.
The requirements for installation and maintenance of essential safety measures may depend on the age of the building. Properties built after 1st July 1994 will have their essential services outlined in a Certificate of Occupancy, whereas properties built prior to 1st July 1994 that have essential safety measures are required to be serviced as per the relevant Australian Standards.
It is the owner’s responsibility to ensure that the essential safety measures are installed, serviced and maintained according to regulations.
