What are Essential Safety Measures?
Essential safety measures are the fire and safety items within a building that ensure a level of health and safety to its occupants. Essential safety measures include all the fire and safety items in a building: fire extinguishers, sprinkler systems, fire hoses and hydrants, blankets, exit signs, exit doors, fire detection systems and much more.
The Building Code of Australia defines which essential safety measures are required within a building. The Australian Standards then determines the level of maintenance that is required to service the essential safety measures.
Avoidance is not an option
Your AESMR is likely a condition of your building insurance and failure to have it could jeopardize your ability to claim in the case of an incident. Furthermore, council infringement notices of $290 and possible prosecutions with fines of up to $17,000 can be imposed on individuals.
