What is Carbon Monoxide?
Carbon monoxide is a colourless, odourless, toxic flammable gas. When consumed it reduces your blood’s ability to carry oxygen through the body, causing rapid harm to vital organs through oxygen starvation.
Our data reveals that at least 1 in every 10 rental properties has a critical gas safety issue posing a significant health risk to its tenants. In Victoria alone, at least nine people have died from accidental carbon monoxide poisoning since 2000 and hundreds more have been admitted to hospital.

Safety checks of gas appliances, fixtures and installations at least every 2 years keep occupants safe from carbon monoxide leaks and ensure landlords and property managers are fulfiling their obligations. From March 2021, changes to the Residential Tenancies Act in Victoria make these checks mandatory.

Every 2 years, our gas service includes
A leak and pressure retention test on the main gas line
A recent additional requirement under the regulations, we use specialised instruments with integrated digital reporting to accurately store the test results as a record of compliance

Test for negative pressure that makes sure that carbon monoxide isn’t being drawn into living spaces via flue or chimney
Carbon monoxide spillage test
A carbon monoxide spillage test on all gas heating appliances and internal hot water systems according to the rigorous standards set by Energy Safe Victoria
Full 7-point safety check
including a comprehensive safety check of the property against the Australian Standards
Comprehensive warranty
12-month warranty on any serviced appliances, extended to 24 month warranty when the property is subscribed to the Safer Home Package

Gas safety service pricing
A gas safety service every 2 years for:
$365
+GST every 2 years
Where a property has a single gas appliance only, gas service will be re-priced at $239 +GST.
Legislation
Gas safety & compliance obligations will significantly increase for Victorian landlords when the proposed changes to the Residential Tenancy Act 1997 (Vic) become law on March 29, 2021
As a landlord, you have a duty of care to your tenants that, under the proposed changes to the Residential Tenancies Act 1997 (Vic), shall include completing regular safety checks of various services including gas and electrical services at your property by a properly qualified professional.
A gas safety check is more than just a carbon monoxide test and is not just an appliance service. A gas safety check includes the service and testing of all gas installations and fittings within the property.
Under the new regulations, effective 29 March 2021:
- The rental provider must ensure a gas safety check of all gas installations and fittings is conducted every 2 years by a licensed or registered gasfitter. (The gasfitter will require a license/registration for ‘Type A Servicing’)
- The rental provider must provide the renter with the date of the most recent safety check upon request
- If a gas safety check has not been conducted within the last 2 years the rental provider must arrange one as soon as practicable upon a renter occupying the premises.
A record of a gas safety check must include the following information:
- The name of the licensed or registered gasfitter who conducted the check
- The licence or registration number of the licensed or registered gasfitter who conducted the check
- The date the check was conducted
- The results of the check, including any repairs that were required and actions taken to address the repair
