Queensland Smoke Alarm Upgrade Terms

1. Offer

From 1 January 2022, property owners of rental properties have stricter compliance requirements at law (“Compliance Requirements”) with respect to smoke alarms. We offer to ensure the smoke alarms at the property are upgraded to comply with the Compliance Requirements (“Upgrade”) on the basis of these Offer Terms and subject to the Exclusions (“Offer”).

2. Upgrade Price

The Upgrade Price attached to this Offer is valid until 30 June 2021 and is the price to upgrade a whole property based on the Total Bedrooms at a property, as that term is described in these Offer Terms and is as follows:

Upgrade offer

^ Number of Bedrooms is used to calculate the total cost of the Upgrade for the property, and is calculated based on the total number of bedrooms (whether in use or not) including studies & offices, where those studies or offices could be used as a bedroom.
* All prices are inclusive of GST. Total Property Upgrade Price includes required alarms in hallways and common areas but does not include the cost of switchboard upgrade (if required) as set out in paragraph 8. If you are not a current subscriber to smoke alarm services, you will need to become one to accept this upgrade offer and the annual service fee set out in paragraph 4 of these Offer Terms will be added to the Deposit amount.

3. Deposit

The Deposit payable for the Upgrade is fixed at $349 (incl GST) per property. The Deposit may be refunded where the property is sold prior to the Upgrade installation date, where evidence is provided.

4. Total Payable

To accept this Offer in respect to a property, the property must be enrolled in our annual smoke alarm service. Where a property is not enrolled, in addition to the Deposit, the Total Payable upon acceptance of the Offer will automatically include the smoke alarm subscription fee of $99 (incl GST) for that property.

5. Acceptance of Offer

To accept the Offer, you must provide written notice to your property manager of your acceptance of the Offer, or where possible, you may click on Accept Offer and “Save Preferences” on the customised Detector Inspector Upgrade Offer webpage and receive a confirmation of your Offer acceptance from us via email

6. Scheduled Period for Installation

Where you accept the Offer, you may nominate a preferred calendar quarter for the Upgrade installation at each property. While we will use best endeavours to meet your requested Scheduled Period, we do not guarantee that the completion of the installation will be completed before the end of the Scheduled Period.

7. Existing Mains Connected Alarm

Where the property has an existing mains connected smoke alarm, in some circumstances, the Compliance Requirements will require it to be relocated.

Where relocation is required, our technician will assess whether the property’s switchboard can support the required RCD/safety switches. If our technician assesses that the switchboard cannot (in their absolute discretion) support the required RCD/safety switches, they will immediately suspend the Upgrade and we will provide a same day quote for an upgrade of the switchboard. The Upgrade installation will remain suspended until the switchboard has been upgraded by us or by a third party, at your discretion.

Where we are satisfied that the switchboard can support the required RCD/safety switches, we will:

  • provide any required RCD/safety switches at no charge;
  • relocate the mains connected smoke alarm. Our technician will make reasonable efforts to avoid causing damage, but please note, with relocations, there may be unavoidable residual damage from the original installation or from the relocation (“Plaster Damage”) and we exclude all liability for Plaster Damage arising out of the relocation works set out in this paragraph. A professional plasterer/painter can be provided upon request to rectify any damage for $175 (+GST) (“Plaster Repair Costs”).
8. Exclusions
The cost of a switchboard upgrade required in order to support the relocation of a mains connected smoke alarm and/or any Plaster Repair Costs are specifically excluded from this Offer.
9. Our Obligations
Where you accept the Offer and upon completion of the Upgrade, we will provide a certificate of compliance with the Compliance Requirements in respect of the Upgrade.
10. Total Bedrooms
You agree that we will determine the number of bedrooms (including studies and offices) at the property requiring smoke alarm installation to complete the Upgrade ("Total Bedrooms"), such determination to be made in our absolute discretion applying the Compliance Requirements then in force. The Total Bedrooms will be used to calculate the Upgrade Price for each property in accordance with the Upgrade Offer.
11. Your Obligations

Upon completion of the Upgrade and issue of the certificate of compliance, you expressly authorise your agent to pay Detector Inspector the balance of the Upgrade Price, being the Upgrade Price applicable to the property, less the Deposit.

12. Warranty

Smoke alarms provided through this offer come with a 3 year minimum warranty and a 10 year service warranty.

13. Terms of Service

Our services (including those the subject of this Offer) will otherwise be strictly governed by our Terms of Service, which may be varied from time to time.
